Thames Water Sewers surrounding Grosvenor Gardens House / 8 Eaton Lane

Grosvenor Gardens House, now rebranded as 8 Eaton Lane is a prominently located Grade II Listed Mansion Block overlooking Grosvenor Gardens in Belgravia. In order to facilitate the sensitive restoration and enhancement of this 19th Century French Renaissance structure by our Client Team; London Structures Lab, CIT Group Partners LLP and Belgravia Mansions Estates Limited, it was imperative to understand the adjacent underground infrastructure.

Infotec Surveys were duly appointed to provide detailed mapping, inspection and 3D visualisation of the large diameter Thames Water Sewers bordering the development in Grosvenor Gardens, Beeston Place, Eaton Lane and Buckingham Palace Road.

Understanding the importance and proximity of these Victorian Structures and their impact on the proposed restoration project, the client commissioned a comprehensive package of Pre-construction Surveys in order to satisfy the immediate Build Over Requirements and also to inform future stages of the project. This included Full Line, Level and Condition Surveys incorporating Gyroscopic Alignment and LiDAR Mapping techniques, in addition to Visual CCTV Inspection complemented by Full In-Pipe LiDAR Scanning of the internal structures.

What we did

The survey scope comprised 250m of brick-built Egg-Shaped Sewers ranging from 1143 x 762mm to 1753 x 1067mm which interconnected and encircled the site footprint.

The survey itself, whilst already requiring specialist remote survey techniques pioneered by Infotec Surveys was also made more complex by the location of access points within the Transport for London Road Network (TLRN) and the general nature of this high profile and heavily used area of London, just a stone’s throw from London Victoria Station and Buckingham Palace. This required comprehensive Traffic Management Planning and Temporary Traffic Regulation Orders (TTRO’s) in conjunction with TfL/WCC, in addition to Thames Water/IAB liaison to ensure compliance with their robust Safety Compliance standards.

With the cooperation of all affected stakeholders and the support of the client throughout, surveys were completed successfully with minimum disruption to the Public Realm and normal highway traffic flow and most importantly without compromising the quality of survey data.

Despite a challenging backdrop, the client received a full package of 3D Survey information, comprising Alignment Plans, detailed Longitudinal Sections and Video Footage of the specific lengths. The standard deliverables were further supplemented by a Full 3D Pointclound of the internal sewer structure which allowed more accurate visualisation of the sewerage network in relation to the development and in particular the planned sub-structure basement works.

“It is extremely rewarding to see the end result of this project which is testament to the commitment and passion of the client team in delivering a truly impressive piece of Prime Real Estate for the Belgravia area and we are privileged to have played a small part in its successful delivery.”

“When looking at deep excavations in variable, soft ground the accuracy and reliability of your information is essential. The detail and clarity of the information received from Infotec enabled us to develop the design with confidence. Infotec’s well managed and well communicated process also meant that we could factor this into our design process, ensuring that we could de-risk the technical solution of this complex development.”
